STUDIO 20 LLC – STUDIO & EQUIPMENT RENTAL AGREEMENT
By booking and submitting payment, RENTER agrees to the following terms:
PAYMENT & TIME

Payment is due in full at the time of booking at the advertised rate.

Rental start and end times are inclusive of setup and cleanup.

Additional time must receive prior approval and is billed at the standard hourly rate.

Overtime Policy: RENTER must be fully wrapped (no shooting, packing, or cleanup in progress) by the end of the booking. Failure to do so will result in a $150 overtime fee.

A cleaning fee of $150–$250 will be charged if excessive cleaning is required.
CANCELLATIONS
Cancellations must be made at least 48 hours prior to the reservation start time for a full refund. Cancellations made within 48 hours are non-refundable.
USE OF PREMISES & EQUIPMENT
RENTER agrees to keep the premises and all equipment in good condition and to pay for repair or replacement of any damage beyond normal wear and tear caused by RENTER or their guests.
Equipment must be returned in clean, working condition at the end of the booking.
EQUIPMENT RESPONSIBILITY, LOSS & RETURN
RENTER acknowledges that all studio equipment and rented equipment are released into RENTER’s care, custody, and control for the duration of the booking.
RENTER is fully and financially responsible for any loss, theft, damage, destruction, or failure to return equipment, regardless of cause, including but not limited to theft, mysterious disappearance, misuse, negligence, or acts of third parties.
In the event of loss, theft, damage, or failure to return equipment, RENTER agrees to reimburse Studio 20 LLC for the full replacement value of the equipment, as determined by Studio 20 LLC.
RENTER authorizes Studio 20 LLC to charge the payment method on file for the full replacement value of any lost, stolen, damaged, or unreturned equipment.
STUDIO RULES

Do not stand on or damage the cyclorama curve

Do not drag objects on the cyclorama floor

Do not apply tape to textured walls (damage fee: $250)

Maximum of 12 people per reservation; additional attendees billed at $3 per person

No smoking, parties, or illegal substances (damage fee: $250)

Keep doors closed and locked at all times
-
Do not enter staff-only areas
-
No offensive or discriminatory productions

Must be 18+ (minors require adult supervision)
INSURANCE & LIABILITY
RENTER acknowledges that Studio 20 LLC’s insurance does not cover loss or damage to RENTER’s personal property, equipment, or belongings due to theft, fire, acts of God, or other causes. RENTER is advised to obtain their own insurance coverage.
RENTER assumes full responsibility for the safety and conduct of themselves and their guests while on the premises. RENTER acknowledges that use of the studio, equipment, and facilities involves inherent risks and voluntarily assumes all risk of personal injury, illness, or property damage that may occur. RENTER agrees that Studio 20 LLC shall not be held liable for any injury, accident, or loss sustained by RENTER or any guests, invitees, or contractors during the booking, except in cases of gross negligence by Studio 20 LLC.
RIGHT OF ENTRY
Studio 20 LLC reserves the right to enter and inspect the premises as necessary. The premises are under 24-hour video surveillance.
AUTHORIZATION
By completing this booking, RENTER authorizes Studio 20 LLC to charge the payment method on file for additional time, damages, excessive cleaning, or policy violations.
GENERAL
Studio 20 LLC reserves the right to approve or deny bookings at its discretion. The studio is rented as-is. No hazardous materials are permitted without prior written approval.
INDEMNITY
RENTER agrees to indemnify, defend, and hold harmless Lessor, its owners, agents, and employees from and against any and all claims, damages, losses, liabilities, or expenses (including reasonable attorneys’ fees) arising out of or related to Lessee’s use of Lessor’s facilities or equipment, including but not limited to theft, injury, or property damage.
FACILITIES
Studio facilities are rented on an “as-is” basis. Painting of the cyclorama wall is available prior to the booking for an additional fee. No hazardous, flammable, or illegal substances may be brought onto the premises without prior written approval from Lessor.
REMEDIES
RENTER agrees to reimburse Lessor for all costs and expenses incurred in the collection of any amounts owed under this or any other agreement between Lessee and Lessor, including but not limited to reasonable attorneys’ fees, late fees, penalties, and interest as permitted by law.
